but the simple truth is..if you are buying or selling  in a building like Shore, Trump, 77 hudson..

this average isn’t true..you might add almost 100k to the current value…

Same on a 2 bedroom ..you see the average price of a 2 bedroom condo showing sold price of $602,000

Well that same 2 bedroom if you are buying and selling in the luxury waterfront buildings might be 100k plus

we just sold an unlisted unit.. in the Shore on the 6th floor for 710k… .

despite the average showing $602,000.

So those are the x-factors in this espionage report.. the main consideration is..at this moment..

prices are trending upwards by the month… and with Trump sales center closing..the door just slammed shut on the inventory..

Waiting is going to be really painful..because the dirty secret here in Downtown and Newport is..

you see all those luxury buildings going up? those are all rentals..thats right..there is NO new condo projects
